Should You Repair or Replace Your Furnace? A GTA Homeowner's Checklist

Short answer: repair a furnace that is under about 10 years old with an isolated problem; consider replacement if it is over 15 years old, needs a costly repair, or your gas bills and comfort keep getting worse.
1. How old is the furnace?
You can usually find the manufacture date on the rating plate inside the burner door. Most gas furnaces last 15–20 years.
2. What is the repair?
Igniters, flame sensors and pressure switches are routine, low-cost repairs. A cracked heat exchanger, failed control board or blower motor on an older unit is often a sign it's time to replace.
3. Is it safe?
A cracked heat exchanger can allow carbon monoxide into the home. Every home with a gas appliance should have working CO alarms.
4. Are you comfortable?
Uneven temperatures, dry air and noisy operation are all problems a modern two-stage or modulating furnace can solve.
5. Would a heat pump make sense?
If your air conditioner is also ageing, a hybrid system with a cold-climate heat pump may qualify for Ontario rebates.
